Terms & Conditions – Thorabella Farm
General – All rental arrangements made to stay at Thorabella Farm Cabins is a contractual relationship directly between Thorabella Farm and the guest or their employers if booked by a company. Your contract is under a “Licence to Occupy” which technically means that Thorabella Farm Cabin staff are able to enter the premises without permission in order to carry out their duties. They will only ever look to gain access in the event of an emergency, if there is a maintenance issue or you have requested us in.
Payment Policy –
- 30% deposit is taken at time of booking. The remainder is due 30days prior to your arrival
- Deposits are Non-refundable
- We take all forms of debit or credit card payments through our booking websites
Cancellation –
- No refunds will be given within 14 days of your stay
- Cancellations within 14days of your stay will be refund Fully, minus your 30% deposit which is non-refundable.
- Cancellation made by Thorabella Farm cabins will be fully refunded including your deposit- reasons such as fire damage to cabins or excessive weather such a snow.
- We aim to give plenty notice of cancellation by Thorabella Farm Cabins, but could be as little as 24hours notice.
Travel Insurance –
- We recommend you to take out the appropriate levels of travel insurance, so you can have peace of mind that your costs will be covered, should you need to cancel your holiday for any reason and to cover any damage caused to accommodation or facilities during your stay
- It is the client’s responsibility to get to Thorabella Farm Cabins whatever the weather conditions, personal circumstances and we are not liable for the losses incurred by guests failing to attend their booking.
Arrival and Departure –
- Check in from 15:00 Hrs on the day of your booking
- Check out at 11:00 Hrs on the day of departure
Cars on Site –
- Only 1 car is permitted per booking unless prior arrangments have been made with Thorabella Farm Cabins.
- Please follow signs to the designated car park for the Cabins and do not park on the grass.
Smoking –
- All cabin are non-smoking – Smoking is only permitted within the fenced area of your cabin and fully extinguish your cigarette butt before disposing of it in the cigarette bin at your cabin.
Bed Linen & Towels –
- Bed linen and towels are provided in each cabin
- Guests to put towels in the shower before departure on their final day
- Guests to strip beds and leave linen in a pile on the beds before departing on their final day
- Bed linen will only be changed if your stay is longer than 2 weeks.
Farm & Site Safety –
- Please don’t not enter any fields on the farm as animals will be present and can cause harm to you and themselves
- All farm machinery and buildings are strictly off limits
- Please be aware that our farm is a natural space and care must be taken to avoid potential dangers, paths can be uneven and slippery (especially when wet), natural occurrences like stinging nettles and insects are present.
- Never feed any of our farm animals as your generosity could harm or possibly even kill them
- Gates should be left as found and the country code adhered too
Pets –
- Well behaved dogs are welcome in our cabins
- No dogs to be left alone in cabins and should be with the owners at all times
- Dogs are not allowed on the beds or any furniture
- Owners must supply their own bedding for their dog
- There is a charge for dogs in cabins
- All mess must be cleaned and deposited in bins
- Dogs can roam free within the fenced area around the cabin but MUST be on a lead at all times when outside of the fenced area for the safety of our animals and other guests.
- Excessive barking will not be tolerated and you may be asked to leave site if your dog is not well behaved, without refund.
- We reserve the right to charge you for any damage your dog may cause to the cabins and site
Fire Pits & BBQ –
- Only our supplied fire pit and BBQ are allowed to be used on site- NO DISPOSABLE BBQ’S ALLOWED.
- Fire Pits and BBQ are not to be removed from the stoned area surrounding your cabin for damage and safety reasons
- Fires should be left overnight to cool down and go out before removing them into the metal bucket provided if your re-using the fire pit/BBQ the next day
- Only wood purchased on the property is permitted for use in the fire pit/BBQ and is sold form our farm shop at the bottom of the drive.
Games Room & Play Park –
- Children must be accompanied by an adult at all times while playing on the play park or in the games room and do so at their own risk.
- Any damages to the equipment must be reported immediately for safety reasons.
- Damage caused by negligence may result in you having to pay for the damages
Cleaning and Recycling –
- Guests are expected to leave the cabin and site in a clean and tidy condition
- No food to be left in fridges
- No rubbish to be left in the cabins
- Please use the recycling facilities and correct bin usage provided. Please consider the environment and recycle responsibly.
- If the accommodation is left in an unsatisfactory condition then we reserve the right to charge the debit/credit card from booking an additional fee.
Noise & Code of Conduct –
- All guests should be respectful of others guests staying on site and keep noise levels low
- Noise levels after 10pm should be kept to a minimum
- No loud music is permitted at anytime, if noise levels are causing a disturbance then phone a member of staff on the number provided and the issue will be dealt with.
- Any guests who are not adhering to the rules will be given a warning (1 warning system in place) and any issues after that, they will be asked to leave the site without refund. We will call the police if we feel we need arises.
Group Bookings –
- Group bookings are permitted but I would advise you enquire first to save disappointment
- NO HEN or STAG PARTIES ALLOWED.
- All group booking must adhere to the noise & code of conduct.
Website Descriptions –
- Some of the information on the website relates to matters beyond the properties such as shops and pubs. Closure of such premises and other changes to external facilities are outside Thorabella Farm Cabins control.
The Guests’ Obligations – The guest agrees:-
- To pay for any losses or damage to the property.
- To take good care of the property and leave it in a clean and tidy condition on departure. Thorabella Farm cabins reserves the right to charge you for extra cleaning if the property is not left in a satisfactory condition. Should we be dissatisfied with the condition of the cabin, we may refuse to take a booking from that guest again.
- To permit the owners and their agents reasonable access to the property
- Not to part with possession of the property, or share it, except with members of the party listed when booking
- Not to exceed the maximum occupancy specified of the cabins
- Not to leave children unattended and need to be accompanied by an adult(18+)
- Not to sell or transfer the booking to another party
- Not to cause an annoyance or become a nuisance to occupants of adjoining premises
- Not to smoke in a non-smoking property
- Not to conduct any activities which are deemed illegal in the eyes of the law.
Any breaches of the above mentioned obligations will result in cancellation of the booking without refund , and, where the guests are already in residence a requirement to the leave the premises immediately without option to return.
Non-availability of property – If for any reason beyond the owners control the property is not available on the date booked (owing, for example, to fire damage) or the property becomes unsuitable for letting, all rent and charges paid in advance by the guest will be refunded.
Complaints –
- All complaints must be notified to Thorabella Farm Cabins as soon as reasonably practicable, as we may be required to carry out an on-the-spot investigation followed by remedial action. Guests have a legal obligation to mitigate their loss. If Thorabella Farm cabins are denied the opportunity of investigating the complaint within a reasonable time or denied the opportunity to put matters right during the holiday, then the guest will waive all rights.
Losses or Damages –
- Our insurance policy does not cover your personal possession – we would recommend checking your own policies for this cover.
- You have a legal liability to pay for any damages causes to the property during your stay.
- We reserve the right to charge damages to the credit/debit card given on booking
Governing Law –
- Any dispute will be governed by the non-exclusive law and jurisdiction of the Scottish Courts.
